Setting the Record Straight: BBT Management

The BBT Forward team is committed to transparency and clear communication.


A recent email was circulated containing misinformation about building management and our position regarding it.


Here's a factual response:


The Hiring of Grand Manors (Building Management)

  • "Common Sense 7" candidates (Mario and Elvira) helped select Grand Manors

  • Mario recommended Grand Manors to the 2022 Board.

  • Elvira Losa voted to approve Grand Manors while on the 2022 Board.

  • No BBT Forward candidates were on the Board in 2022.


Current Board Member relationships with Grand Manors

  • As 2023 Board Members, Beatriz and Christian worked professionally with Grand Manors to resolve building issues.

  • “The Common Sense 7” imply that this type of cooperation is inappropriate.

  • Elected Board Members working to solve problems with a Management Company contracted by a prior board is EXPECTED behavior.


Grand Manors has regularly provided Manager Candidates

  • Grand Manors has regularly provided lists of vetted, qualified candidates.

  • Some of these candidates were rejected by the Board, while others exceeded our budget.


Dismissal of Recent Managers

  • Building managers are (currently) employees of Grand Manor.

  • The 2023 Board unanimously requested GM fire the first manager for a near-fire incident.

  • Grand Manors dismissed the second manager for not meeting secondary internal vetting.


Promotion of the Building Concierge

  • During management vacancies, Carolyn, our dedicated concierge, stepped up considerably, assisting with tasks beyond her initial role (and continues to do so).

  • Carolyn was promoted (without pay raise) to Assistant Manager, to compensate her for exceeding expectations.

  • Carolyn is a resident, deeply invested in the building's well-being, as evidenced by her weekend and late-night responses to emergencies.

  • While owners not living in the building may not be familiar with Carolyn, she has been of immeasurable help to all residents.


Appointment of Temporary Managers

  • Due to the lack of Board agreement on manager hiring, Grand Manors has provided a temporary manager.

  • BBT Forward prioritizes finding a qualified, permanent manager.


Our Plans regarding Management

  • BBT Forward is committed to finding a qualified, permanent building manager.


  • Unlike our opposition’s impulse driven calls for firing Grand Manors without planning, BBT Forward wants to ensure that if BBT returns to “self-management”:

    • No contracts are violated when the transition occurs.

    • A transition plan is in place that does not jeopardize the building financial wellbeing and the quality of life of residents.
