BBT FORWARD is a united group of Brickell Bay Tower condo owners concerned about the financial stability, quality of living, and general upkeep of our building.

 

We believe transparency, responsible management, and collaborative solutions are crucial to secure a strong future for Brickell Bay Tower.

Financial Stability

OUR CONCERNS
 

  • 2023 budget deficit: $203,169
     

  • Reserves below the new Florida legal requirements that apply by year’s end
     

  • 60 year Recertification & Insurance increase (30-35%)  pose challenges
     

  • The 2024 Budget was not approved by the current Board

Board members, not associated with this group, dismissed these concerns

Addressing Emergencies

OUR CONCERNS

A current board member, running for re-election and not associated with this group, recently:
 

  • Opposed urgent trash chute repairs when a trash chute became inoperable
     

  • Proposed staff reductions to our limited maintenance team
     

  • Didn't attend multiple critical security company selection board meetings

 

 

OUR SOLUTIONS

  • Elect Board members who act responsibly on critical issues
     

  • Prioritize resident safety & well-being while being fiscally responsible

  • 60-year-old building requires maintenance & potential replacements
     

  • Current emergency generator repairs won't guarantee long-term unit function
     

  • Recent Trash chute repairs uncovered additional untreated damage
     

  • Required parking repavement will lead to added handicap spot designations
     

  • 60 Year recertification will require special attention from the 2024 Board
